    Please review the terms and conditions relating to this reservation.

     

    Check In: 3:00pm or as soon as your unit has been cleaned and inspected. Please call for instructions on late arrivals. No late check-ins will be granted until full payment is received, we have a valid credit card on file, and a signed copy of the Policies and Procedures. A copy of your credit card is required at time of check-in and will be held for incidentals. If you do not have a valid credit card, you will be required to pay a cash deposit of $150. Please allow up to 10 days after your departure for return of deposit. Please note that the minimum check-in age is 25.  Please note the after hours lock box code is 145.

     

    Check Out: 10:00am or earlier. Guests that are not checked out by 10:00am on the day of departure will be subject to another night stay! Late check outs may be available, but only at the discretion of the front desk. Please make sure that all keys are returned to the rental office, if the rental office is not open upon your departure please place them in the lockbox.

    Upon departure each guests is responsible for: cleaning all dishes and placing them back in the cupboards, emptying the refrigerator, securing all doors and windows, placing all linens in the bathtub or shower and removing all trash from the unit. Detailed check-out instructions will be provided at check-in and/or located in each rental unit.

     

    Upon Arrival: Please check your unit thoroughly upon arrival. Every effort is made to see that your unit is cleaned and ready for your arrival. Each unit has been inspected for cleanliness, damages and missing items. If you should find any cleaning or maintenance issues with your unit please contact the office immediately (not at departure). The cleaning services provided are those of basic cleaning and refunds will not be made if cleaning is unsatisfactory to guest. Village at the Glens will send a housekeeping team ASAP to correct the cleaning discrepancy. Each unit is inspected prior to check-in and after each departure. Departure cleaning is included in all packages; however, any excess cleaning will be charged accordingly.

     

    Payment Information: Upon making a reservation, a prepayment of $135 is required to confirm your reservation. Mailed prepayments must be received in our office within 10 days of your booking or your reservation will be cancelled. Remaining balance in full must be received 30 days prior to arrival, or reservation may be subject to cancellation. Reservations made less than 30 days prior to arrival, must be paid in full at the time of booking. The Policies and Procedures should be read over closely, signed and returned to our office. There will be NO refunds for late arrivals or early departures. Accepted forms of payments are; Personal Checks, Visa, MasterCard, American Express, and Discover.

     

    Taxes: All rental charges are subject to 12% sales/accommodations tax. No tax for monthly stays greater than 90 days.

     

    Processing Fee: A $65 non refundable processing fee is required on all reservations.

     

    Monthly Rentals: All monthly rentals are subject to a $160.00 departure cleaning fee.

     

    Minimum Night Stay: There is a 3 night minimum.

     

    Pet Policy: Pets are not permitted in rental units. Having a pet in a non-pet friendly property is a violation and is grounds for eviction without refund and you will be charged $150.00.

     

     

    Smoking: All units are non-smoking! If you violate this non-smoking policy, you will be charged a $200.00 damage fee to cover the cost of a special cleaning to deodorize and rid the unit of smoke.

     

    Occupancy: Max occupancy for all 2-Bedroom units is no more than 6 persons and for all 3-Bedroom units no more than 8 persons. Failure to comply can result in immediate eviction from property without refund!

     

    Grilling: No gas or charcoal grills may be used in units or on balconies, porches, or hallways.

     

    Annoyances & Nuisances: Loud and boisterous parties will not be tolerated. Excessive noise after the hour of 10:00pm is a violation of the local noise ordinance. Failure to comply may result in immediate eviction!

     

    Pool: The pool is available to all guests between the hours of 9:00am and 9:00pm. Swim at your own risk there is no lifeguard on duty. Pool rules are posted at the pool please adhere. The pool is locked after hours if you are caught in the pool or pool area once the gate is locked you will be evicted and prosecuted for trespassing. Village at the Glens will not issue any refund due to unfavorable weather, maintenance problems, area construction, or for any reason that the pool is not functioning or out of order.

     

    Parking: Motorcycles, Boats, Trailers, etc. are not permitted on property. Please ask the front desk about designated parking. Village at the Glens will not be responsible for any towing/damage charges as a result of improper parking.

     

    Key Charges: For security reasons, there is a $100.00 charge for each lost or unreturned key(s) to cover the expense for changing the locks. There will be a $50 charge at the renter’s expense, payable in cash at the time of service if you lock yourself out of your unit and our staff needs to open the unit for you after non-business hours. If a locksmith opens the unit at any time, the charge will be determined by the locksmith and payable by the renter at time of service.

     

    Linens: Linens are provided with each rental unit. If linens are damaged or missing, you will be charged accordingly. You need to bring beach towels with you, as no bath towels are to be taken from the unit for use at the pool or the beach.

     

    Sleeper Sofas: Sleeper sofas are available in most of our rental units. However, linens are not provided but can be available upon request.

     

    Additional Housekeeping Services: Our towel and trash services are usually provided in all nightly rentals and golf packages. However, if this service is not included in your rental it is available for a fee of $15 per unit per day. Full Daily Maid Service is also available for a fee of $35 per unit per day.

     

    Locked Closets: Many homeowners have their personal items locked in a closet for their convenience. These areas are not included in any rental. Please do NOT attempt to open these locked closets- they are for HOMEOWNER USE ONLY. If you break into the closet, you will be charged for any repairs as well as the missing items.

     

     

     

    Rental Units: Each unit is privately owned and furnished according to the homeowners taste. We cannot be held responsible nor issue any refunds for appliance or equipment break downs/ failures. However, we will make every effort to have any issues repaired or restored as soon as possible. Please do not transfer the owner’s belongings to any other unit. An inventory and inspection is performed before each arrival and after each departure, any damaged or missing items will be charged to the guest.

     

    *Please note in your unit you will find complimentary supplies such as, toilet paper, paper towels, coffee, bar soap and dishwashing detergent. However, these items are limited and any additional supplies needed would be the responsibility of the guest. Irons/Ironing boards are provided in each unit. Items you may wish to bring: hairdryers, personal toiletries, trash bags, beach towels, and any other personal items.    

     

    Lost and Found: Village at the Glens is NOT responsible for any items left in any rental units. Items found in properties that are not claimed within 15 days after departure will be donated to local charities. Items found and requested for return will be shipped at the owner’s expense.

     

    In the event the rental unit you have reserved has been SOLD or CANNOT be occupied, Village at the Glens reserves the right to transfer your reservation to a comparable unit. Every effort will be made to contact customer prior to arrival, however, we will not be responsible if the customer cannot be reached. Renter shall not be entitled to any refund due to the change in unit.

     

    Cancellation & Transfer Policy: Any reservation cancelled 60 days prior to arrival date will be subject to a cancellation fee. For stays less than 30 days, $75.00 fee.  For stays longer than 30 days, $135.00 fee.  For a cancellation less than 60 days till arrival date, deposit will be forfeited.  In the event you have to cancel but would like us to transfer your reservation to another date, the new arrival date must be booked within one year of the original reservation date. If at that time you must cancel, then all monies will be forfeited.  We do not refund any portion of your trip that is unused.

     

    Disclaimer: Village at the Glens reserves the right to correct errors in pricing and descriptions of rental properties on the website, any written documentation and all communications to adjust pricing and charges at their discretion.

     

    The Glens at Little River, LLC will not be held responsible for acts of theft, vandalism, or any other damage to guest’s personal property. I further agree to release, hold harmless and indemnify The Glens at Little River, LLC from any liability in connection with my use of the rental property.
